Office Fire Safety Questions We Are Asked Most

What fire alarm category does an office need?

Most offices are protected to category L2 or L3 under BS 5839-1 — detection on escape routes plus rooms of higher risk. Larger, phased-evacuation or mixed-use buildings may require L1. Your fire risk assessment determines the category, not a price list.

Who is responsible in a multi-tenant building?

Each Responsible Person is accountable for their own demise, while the landlord or managing agent typically covers common parts. The Fire Safety (England) Regulations 2022 require you to cooperate and share relevant information — we document the split so nothing falls between contracts.

How often must office fire systems be tested?

Weekly in-house call point tests, six-monthly competent-person alarm servicing, monthly emergency lighting function tests with an annual full-duration test, and an annual extinguisher service — all recorded in your fire logbook.

Can you work outside office hours?

Yes. Installation and servicing are routinely carried out in the evening, at weekends or early morning, with zones isolated individually so the rest of the building stays protected and staff are not disturbed.

Do you protect server and comms rooms?

Yes. We specify aspirating smoke detection for early warning and suppression where downtime is unacceptable, along with CO₂ extinguishers and the correct interface with the main alarm panel.
